Program Overview

A lender must determine that the property is residential, legally accessible, adequately serviced, insurable, marketable, and supported by acceptable comparable sales. Large acreage, agricultural activity, non-standard construction, remote location, or limited utilities can require a portfolio or specialty lender.

A hobby farm or farmette may qualify as residential when the home is the primary use and any agricultural activity is incidental. A property primarily used for commercial farming or agricultural income may require agricultural or commercial financing.

The appraisal is especially important for unique properties because the lender must understand the land value, improvements, functional utility, market acceptance, and available comparable sales.

An eligible borrower may purchase or build a primary residence in a USDA-qualified rural area through an approved lender. Household income, property location, occupancy, appraisal, and program requirements apply.

An eligible rural home may qualify under Fannie Mae or Freddie Mac guidelines when the property remains primarily residential and the acreage, outbuildings, utilities, access, appraisal, and marketability are acceptable.
