Program Overview

A first-time homebuyer is not always someone who has never owned property. Many programs define the term as a borrower who has not owned a principal residence during a specified prior period, while exceptions may apply to displaced homemakers, single parents, targeted areas, or other program categories.

Down-payment assistance is separate from the first mortgage. It may be provided as a grant, forgivable second mortgage, deferred-payment lien, repayable second mortgage, employer benefit, local program, or another approved structure. Each program has its own income, location, purchase-price, occupancy, education, funding, repayment, and lender requirements.

Assistance is not automatically free money. Some programs create a lien, require repayment when the home is sold or refinanced, recapture assistance, share appreciation, require owner occupancy for a period, or stop accepting reservations when funding is exhausted.

FHA First-Time Homebuyer Financing

FHA financing may offer flexible credit and down-payment standards for an eligible primary-residence buyer. FHA is not limited to first-time buyers, and mortgage insurance, appraisal, property, occupancy, and lender requirements apply.

Conventional Low-Down-Payment Mortgage

Eligible borrowers may use a conventional mortgage with a relatively low initial down payment. Income limits, first-time-buyer status, property type, occupancy, mortgage insurance, education, and reserve requirements depend on the selected program.

HomeReady is an affordable-lending program for eligible borrowers and properties. It may permit flexible funding sources and reduced mortgage-insurance features, subject to current income, occupancy, education, property, and underwriting requirements.

Home Possible offers eligible borrowers a low-down-payment conventional option with flexible sources of funds and program-specific mortgage-insurance features. Income, occupancy, property, education, and underwriting requirements apply.

Freddie Mac HomeOne Mortgage

HomeOne may serve eligible first-time homebuyers purchasing a one-unit primary residence. Current first-time-buyer, mortgage insurance, occupancy, property, loan-purpose, and underwriting standards apply.

Fannie Mae Standard 97% LTV Purchase Option

An eligible first-time homebuyer may qualify for a Fannie Mae conventional purchase mortgage with financing up to the program maximum for a one-unit primary residence. Mortgage insurance, automated underwriting, education, property, and lender requirements apply.

This is not the same program as HomeReady. The lender must confirm current Fannie Mae eligibility and first-time-buyer requirements.

Fannie Mae HFA Preferred Mortgage

HFA Preferred is an affordable conventional mortgage offered through eligible state or local housing finance agencies and approved lender partners. The housing agency sets many assistance, income, purchase-price, and participating-lender requirements.

Freddie Mac HFA Advantage Mortgage

HFA Advantage is an affordable conventional mortgage available through participating housing finance agencies and approved lender partners. It may be paired with eligible agency assistance, subject to current program rules.

Community Seconds or Affordable Seconds

Eligible subordinate financing from a public agency, nonprofit, community development organization, housing finance agency, employer, or other approved provider may help with down payment, closing costs, or approved improvements. Repayment, forgiveness, deferral, lien, and occupancy terms vary by program.

VA First-Time Homebuyer Financing

An eligible Veteran, service member, National Guard or Reserve member, or qualifying surviving spouse may use VA-backed financing for a first home. Sufficient entitlement, Certificate of Eligibility, occupancy, residual income, property, and lender requirements apply.

USDA First-Time Homebuyer Financing

A qualified household may obtain no-down-payment USDA guaranteed financing for an eligible primary residence in an approved area. Household income, exact property location, credit, repayment ability, and lender requirements apply.

Down-Payment Assistance Grant

An eligible grant may provide funds toward the down payment or closing costs without scheduled repayment when all program conditions are satisfied. Grants may have income, property, lender, location, occupation, education, or funding restrictions.

Forgivable Second Mortgage

Assistance may be recorded as a subordinate lien and forgiven gradually or at the end of a required period. Sale, refinance, transfer, rental, move-out, default, or failure to satisfy occupancy conditions may trigger repayment.

Deferred-Payment Second Mortgage

A deferred second mortgage generally requires no regular monthly payment but remains a lien. The balance may become due upon sale, refinance, transfer, payoff, maturity, move-out, or another specified event.

Repayable Down-Payment Assistance Second Mortgage

A repayable second mortgage provides assistance that is repaid through scheduled payments or according to the program terms. The payment is included in the borrower's qualification and housing budget when required.

Shared-Appreciation or Shared-Equity Assistance

Certain programs provide purchase assistance in exchange for a share of future appreciation, equity, or sale proceeds. The borrower should review valuation, payoff, refinance, improvement, and transfer provisions with legal and financial advisers.

Employer-Assisted Housing Benefit

An employer may offer an eligible grant, loan, matched savings benefit, or closing-cost contribution. The lender must verify the program terms, repayment obligation, vesting, tax treatment, and compatibility with the first mortgage.

Local Housing Agency or Nonprofit Program

A state, county, city, housing authority, tribal organization, or approved nonprofit may offer location-specific assistance. Funding, reservation, participating-lender, homebuyer-education, inspection, and purchase-price requirements can change.

First-Time Buyer Two- to Four-Unit Purchase

An eligible buyer may purchase a duplex, triplex, or four-unit property, occupy one unit as a primary residence, and potentially use allowable rental income in qualification. FHA, conventional, VA, assistance-program, reserve, property, and landlord requirements vary.

First-Time Buyer Renovation Mortgage

A renovation purchase loan may combine the home acquisition and eligible improvement costs into one transaction through FHA 203(k), Fannie Mae HomeStyle, Freddie Mac CHOICERenovation, or another participating-lender program.

First-Time Buyer Manufactured or Modular Home Financing

Eligible manufactured and modular homes may qualify under FHA, VA, USDA, Fannie Mae, Freddie Mac, or portfolio programs when the home, land, title, foundation, installation, appraisal, and property meet program requirements.

HUD Good Neighbor Next Door Purchase Opportunity

HUD may offer eligible law-enforcement officers, teachers, firefighters, and emergency medical technicians a purchase incentive on designated HUD-owned homes in revitalization areas. This is a HUD property-sales program, not a standalone mortgage, and it has strict occupation, bidding, financing, and occupancy rules.

Northgate Mortgage does not control HUD property availability or program eligibility. The buyer must satisfy HUD requirements and qualify separately for any mortgage used.

Seller-Paid Closing Costs

An eligible seller may contribute toward permitted closing costs, prepaid items, discount points, or an approved temporary buydown. The contribution cannot exceed applicable program limits or be used to provide prohibited cash back.

First-Time Buyer 1-0 or 2-1 Temporary Buydown

A permitted party may fund an eligible temporary payment subsidy. A 1-0 structure offsets an amount calculated one point below the note rate in year one. A 2-1 structure offsets two points in year one and one point in year two before the full payment applies.

A temporary buydown is not down-payment assistance and does not lower the mortgage note rate. The borrower must prepare for the full payment.

Permanent Rate Buydown With Discount Points

The borrower or a permitted contributor may pay discount points to obtain a lower note rate for the life of the mortgage. The borrower should compare upfront cost, monthly savings, expected ownership period, and break-even point.

Mortgage Credit Certificate - Where Available

A participating state or local housing agency may issue a Mortgage Credit Certificate that can provide an eligible federal income-tax credit based on mortgage interest. Availability, reservation, fees, recapture, tax treatment, and lender procedures vary.

Northgate Mortgage should advertise an MCC only after confirming an active approved program and receiving compliance approval. Borrowers should consult a qualified tax adviser.

Homebuyer Education and Counseling

A program may require an approved education course or housing-counseling session before closing. Education can cover budgeting, credit, mortgage terms, inspections, insurance, maintenance, fair housing, and default prevention.

Is down-payment assistance free money?

Can assistance be combined with FHA, conventional, VA, or USDA financing?

Does assistance cover every closing cost?

Not necessarily. The available amount may be limited, and the borrower may still need funds for earnest money, inspection, appraisal, reserves, prepaid items, price-to-value differences, or costs not covered by the program.

What happens if I sell or refinance?

The assistance agreement controls. Sale, refinance, payoff, transfer, move-out, rental conversion, or another event may require partial or full repayment, prevent forgiveness, or trigger a shared-equity calculation.
