Program Overview

A foreign national is generally a non-U.S. citizen who does not have permanent resident status. Mortgage lenders use their own definitions and documentation categories, so visa holders, temporary residents, non-permanent residents, diplomats, refugees, asylees, and borrowers living primarily outside the United States may be treated differently.

Foreign-national financing is typically a private or Non-QM product. The lender may evaluate foreign credit, U.S. credit, foreign income, U.S. income, liquid assets, reserves, source of wealth, currency conversion, property cash flow, sanctions screening, tax identification, and legal ownership.

Mortgage approval does not provide immigration status, residency rights, tax advice, or permission to work. International borrowers should obtain independent U.S. and home-country legal and tax advice about ownership, estate planning, withholding, reporting, and entity structure.

Foreign-National Primary-Residence Loan

Certain lenders may finance an eligible U.S. home that the foreign-national borrower will occupy as a primary residence, subject to visa or residency documentation, occupancy ability, income, assets, credit, and property requirements.

Foreign-National Second-Home Loan

Financing for an eligible U.S. residence used by the borrower during part of the year. The lender reviews intended use, location, rental restrictions, management, occupancy, reserves, credit, and source of funds.

Foreign-National Investment Property Loan

Business-purpose financing for an eligible U.S. rental or investment property. The lender may qualify the transaction using personal income, assets, property cash flow, DSCR, or another approved method.

Foreign-National DSCR Loan

A lender may compare eligible property rent with the investment property's housing or debt obligation rather than using a traditional personal debt-to-income ratio. Market rent, lease, short-term-rental revenue, property expenses, reserves, credit, and purpose requirements apply.

Foreign-National Purchase Loan With Foreign Credit

A participating lender may review an acceptable foreign credit report, bank or creditor reference letters, international bureau report, or other verified credit history. Translation, account history, currency, and verification requirements vary.

Foreign-National Loan With Limited U.S. Credit

Some lenders may accept limited or no traditional U.S. credit when the borrower supplies approved foreign credit, housing history, bank references, assets, or other alternative documentation. This does not mean credit risk is ignored.

Foreign-National Full-Documentation Loan

A borrower may document foreign or U.S. salary, business, rental, retirement, or investment income using records accepted by the lender. Translations, accountant letters, tax returns, contracts, statements, currency conversion, and employer or business verification may be required.

Foreign-National Asset-Based Loan

A lender may rely on eligible liquid assets, reserve strength, or an asset-utilization calculation. Ownership, access, source, seasoning, currency, transferability, sanctions screening, and account documentation are reviewed.

Foreign-National Bank-Statement Loan

An eligible self-employed borrower may qualify using approved personal or business bank statements. The lender evaluates recurring deposits, business expenses, transfers, large deposits, account ownership, currency conversion, and business history.

Foreign-National Rate-and-Term Refinance

A participating lender may replace an existing U.S. mortgage to change the rate, term, or loan structure. Title, ownership, payment history, appraisal, equity, credit, income or property cash flow, reserves, and benefit requirements apply.

Foreign-National Cash-Out Refinance

An eligible borrower may access a portion of U.S. property equity through a private refinance. Maximum proceeds, ownership and cash-out seasoning, appraisal, title, loan-to-value ratio, reserves, property use, and source-of-wealth review vary.

Foreign-National LLC or Entity-Vesting Loan

A business-purpose investment mortgage may permit title in an approved U.S. LLC or other entity. The lender reviews articles, operating agreement, ownership, authorized signers, guaranties, tax identification, registered agent, purpose, and property cash flow.

Financing may be available for an eligible condominium unit. Project insurance, budget, reserves, litigation, deferred maintenance, commercial space, investor concentration, unit use, and foreign-buyer restrictions may be reviewed.

Certain lenders may finance an eligible unit in a hotel-style condominium project. The lender evaluates hotel services, front desk, rental program, management, owner usage, project finances, marketability, and insurance.

A lender may finance an eligible vacation-rental property using market rent, documented operating history, or an approved revenue projection. Local licensing, homeowners-association rules, management, seasonality, expenses, and property type affect eligibility.

Do I need a Social Security number to obtain a foreign-national mortgage?

Not necessarily. Some lenders accept a passport and other approved identification, while others require an ITIN or U.S. tax identification. The exact requirement depends on the lender, status, property, and loan purpose.

Do I need U.S. credit?

Not always. A participating lender may accept an approved foreign credit report, creditor references, housing history, bank references, or other alternative records. Pricing and down-payment requirements may differ when U.S. credit is limited.

Can I buy U.S. property in an LLC?

Potentially for an eligible business-purpose investment transaction. The lender, title company, insurer, and legal or tax advisers should review the entity, ownership, guaranty, and transfer structure.

Can rental income qualify the loan?

Potentially. An investment lender may use market rent, an existing lease, documented short-term-rental history, or an approved revenue analysis. The lender decides the eligible amount and required coverage.

Does getting a mortgage change my immigration status?

No. Mortgage financing does not provide a visa, immigration status, residency right, work authorization, or citizenship.
